Home insurance rates in Tennessee by city

Home insurance rates can vary widely depending on where you live in Tennessee. Factors like risk of extreme weather events, crime rates and the age and safety standards of the homes in the area all impact how insurance companies set their rates. 

In Tennessee, the three most expensive policy rates are found in Yorkville, La Grange and Laconia, communities that experience more tornadoes than most other parts of the state. In those areas, the annual average policy rates are over $4,800.

The most affordable policies can be found in Colonial Heights, Kingsport and Spurgeon, which are all located in the northeast corner of the state. Average rates in these communities are just over $2,700. This is likely due in part to the fact that tornadoes are rare in this part of the state.

That’s why it’s especially important to ensure that you have adequate coverage for possible damage these could cause.

Unpredictable weather may also be a contributing factor as to why Tennessee’s average cost of annual insurance is $3,757. That’s higher than the national average and more than the average cost among its regional neighbors in the south, including Florida ($3,046), Kentucky ($3,495) and Alabama ($3,614). 

As far as trends in cost, Tennessee home insurance rates have seen about a 43% increase from 2019 to 2025. While lower than the 48% increase that was seen nationally over the same time period, it’s still significant.

The average age of homes in Tennessee is 44 years old. It’s always a good idea to keep home age in mind when shopping for coverage levels and add-ons, since older infrastructure tends to cost more to insure.
